Are you still on the fence about buying a home? Did you not find a home in time to take advantage of the tax credit? Don’t worry, now is still a great time to buy. The Rocky Mount area has a large inventory of homes to choose from in all price ranges and the interest rates continue to be at an all time low; you can leverage more buying power today.
For example: let’s say you want to purchase a home for $100,000.00, at a current interest rate of 4.5% for a 30 year fixed rate, your payment would be approximately $506.69 for principal and interest. Taking the same purchase, but at a higher interest rate of say 7.25%, your payment would be $682.18. What if you wanted to keep the payment at $506.69 with the 7.25% rate, then you could only purchase a home for $74,320.00.
Are you paying $800 to $900 in rent? What if you leveraged that into a home loan, approximately how much could you afford? With an interest rate of 4.5% and a payment of $900, your loan amount would be $177,625.00. Does that open more possibilities for you in the home buying market? Something to think about.
Remember these are examples only and the calculations do not include down payments, closing costs, taxes, insurance and other fees. Talk to a mortgage professional today for a clear picture of your buying power.
